Scope of Work

A service call on the frameless glass lobby doors of a residential building at Avenue M and Ocean Avenue in Brooklyn. The vestibule is a pair of herculite doors, tempered glass with no frame around the glass, hung on top and bottom patch fittings and closed by overhead closers in the header, with full-height tubular pulls. The doors had drifted out of alignment and the hardware was worn. We replaced the patch fitting, adjusted the handles and realigned both leaves so they close and meet properly again.

How Herculite Doors Fail

A herculite door hangs on two small fittings clamped to the corners of the glass. All of the door's weight and every swing goes through those fittings and the pivot in the closer above. Over years of use the fitting loosens on the glass, the pivot wears, and the leaf starts to drop at the latch side. The signs are familiar to any building superintendent: the leaves no longer meet at the center, one door drags on the saddle, the closer slams or will not pull the door shut, and the pulls work loose.

None of that means the glass has to be replaced. The glass is the one part of the door that does not wear out. The repair is in the hardware.

Patch Replacement and Realignment

We removed the worn top patch fitting and installed a new one, resetting the door on its pivot. With the new fitting in place we adjusted the pivot and closer so the leaf hangs plumb, set the gap at the center so the two doors meet evenly, and checked that each door swings clear of the saddle and closes fully on its own. The full-height pulls were tightened and adjusted so the pairs line up across the two leaves.

The header, the stainless cladding, the glass sidelights and the marble vestibule were all left as they were. A service call of this kind is usually completed in one visit. See storefront and entrance door repair and our property maintenance services.
