Replacement of double-hung windows in a brick apartment building in Brighton Beach, Brooklyn. The new windows have dark frames and went into the existing masonry openings: single windows in the narrower openings and twin windows, two double-hungs side by side with a mullion between them, in the wide ones. Each window has an insect screen.
A double-hung window has two sashes that slide up and down in the frame. It is the window most New York apartment buildings were built with, and replacing like with like keeps the look of the facade and works with what is already inside the apartment: the sashes do not swing into the room, so blinds, radiators and furniture under the window are not in the way. Opening the top sash a little lets warm air out near the ceiling while the bottom stays closed. More on our double-hung window page.
In an older brick building no two openings are exactly the same size, so each one is measured and each window is made to its opening. The old window is taken out, the new frame is set, anchored and insulated around its edge, and the outside is closed with a matching dark trim at the head and jambs and sealed to the brick and the stone sill. The photographs show the finished exterior joints on several openings.
