Double-Hung Windows Overview

The double-hung is the most recognisable window in American architecture and the most common in New York housing stock — brownstones, walk-ups, row houses and pre-war apartment buildings are full of them.

Two sashes, both operable, sliding vertically past each other in the frame. That sounds simple, and the operation is. What sits behind it — balance systems, weatherstripping, glass packages, frame material — is where the differences between a good double-hung and a poor one live.

What the Double-Hung Does Better Than Anything Else

Convective ventilation. This is the property no other window style can reproduce, and it is worth understanding properly because it is usually explained badly.

Lower the top sash and raise the bottom one at the same time. Warm air, which has risen to the ceiling, exits through the top opening. Cooler, denser air is drawn in through the bottom. The window sets up a circulation loop and ventilates the room without a fan.

A casement cannot do this — it opens as a single aperture, so there is no separate high and low path. A casement moves more air overall and scoops side breezes, but it cannot drive convection. On a still summer night, a double-hung opened top and bottom will out-ventilate a casement that is simply standing open.

Tilt-in cleaning. Both sashes tilt inward, so the exterior glass is washed from inside the room. On a third-floor brownstone that is the difference between a five-minute job and hiring someone with a ladder. Casements are cleaned from outside.

No exterior swing. Nothing projects outward, which matters constantly in New York — lot lines, narrow side alleys, fire escapes, and anywhere a sash over a walkway would obstruct it. Where a casement is ruled out by clearance, this is usually the alternative.

Historic appropriateness. In a landmark district the designation frequently specifies double-hung, because that is what the building had. See permits and approvals for how that constrains a specification.

Where It Gives Ground

Being straight about this is more useful than a sales pitch.

Air sealing. A double-hung seals by friction — the sashes slide past weatherstripping, which has to be loose enough to move and tight enough to seal. That is a compromise, and the meeting rail where the two sashes overlap is a permanent weak point. A casement, which compresses its seal on all four sides when locked, will test better on air infiltration in the same product line with the same glass.

Opening area. Only half the window opens at once, because the moving sash parks in front of the fixed one.

The view. The meeting rail crosses the middle of the glass. Some people want that line; on a picture-window opening, others do not.

Egress. Because only half opens, a double-hung needs a larger rough opening than a casement to meet minimum clear opening dimensions for a bedroom. In replacement work, where the masonry opening is fixed, this occasionally forces a style change.

Modern units have narrowed these gaps considerably with better weatherstripping, interlocks and compression seals at the meeting rail. But the physics of a sliding seal has not changed.

Materials

Frame material is the single largest factor in cost, maintenance, lifespan and how the window behaves over decades.

Vinyl dominates replacement work for good reason: cost, and never needing painting. Quality varies enormously though, and the things that separate good vinyl from bad are fusion-welded corners, multi-chambered extrusions and reinforcement at the meeting rail. See Alside and Crystal.

Wood remains the best insulator and the only authentic answer on a period building, at the cost of real maintenance. Pella and Marvin lead here.

Clad wood is the compromise most high-end residential work lands on — wood where you see and touch it, a maintenance-free exterior facing the weather. Andersen 400 Series is the volume choice in this category.

Fiberglass and composite is the technically strongest option. Marvin's Ultrex and Andersen's Fibrex expand at close to the same rate as glass, so the frame and the sealed unit are not working against each other through every temperature cycle. That is why the seals last, and it is the strongest argument for paying more than vinyl.

Grilles

Grilles — muntins — divide the sash into apparent panes. On a modern sealed unit they are decorative, since the glass is one pane, and there are three ways to do it.

Common patterns are colonial, prairie and victorian, with custom layouts available on the upper lines to replicate an existing historic pattern. A craftsman look often uses grilles in the top sash only — a six-over-one or four-over-one.

For landmark work, check what the designation accepts before choosing. Some will not accept grilles between the glass at all, because they read flat from the street.

Colours and Finishes

White vinyl is no longer the only option, though the palette still depends heavily on material.

Interiors. White is standard; factory-painted black, grey and bronze are increasingly available for a contemporary look. Wood units take stains — cherry, oak, walnut and others — or can be ordered unfinished for site finishing to match existing trim exactly, which is often the right call in a period house.

Exteriors. Vinyl colour runs through the material so it cannot chip, but the range is narrow — typically white, tan and beige, with some premium lines offering factory-painted darker colours. Aluminium cladding on wood units opens up dozens of standard colours plus custom matching. Fiberglass takes a powder-coated finish that handles dark colours without the warping risk that dark vinyl carries.

One practical note on dark colours: dark frames absorb considerably more heat. On vinyl that matters, which is why the dark palette is restricted. On fiberglass and aluminium it is not a concern.

Sizing and Its Limits

Standard widths run roughly 24 to 48 inches, heights roughly 36 to 72. For replacement work those numbers are largely irrelevant — the unit is made to the opening.

Premium manufacturers build to within an eighth of an inch, which is what allows a replacement to fit an existing masonry opening without disturbing the surround. On New York buildings, where no two openings on a floor are quite identical, that is not a luxury.

The real limit is weight. A double-hung sash is raised by hand against a balance system, and beyond a certain size the sash becomes too heavy to operate comfortably regardless of how good the balances are. For very large openings the answer is a fixed picture unit — often combined with operable double-hungs either side, which gives the glass area and keeps the ventilation.

Balance Systems — What Actually Fails

The balance carries the weight of the sash and holds it wherever you leave it. It is also the single most common failure on an older double-hung.

If a sash slams down, will not stay up, or has become heavy, the balance has failed — not the window. Replacing balances costs a fraction of replacing the unit, and on an otherwise sound window it is usually the right repair.

Modern units use constant force coil balances or block and tackle systems; older ones use spiral balances or, in genuinely old buildings, cords and cast iron weights in the frame pockets.

Also worth checking before condemning a window: the sash lock and the weatherstripping. A double-hung that feels draughty often has a lock that no longer pulls the meeting rail tight, which is a cheap fix. See when to replace your windows.

Energy Performance

Old double-hungs leaked badly, at the meeting rail and along the jamb tracks. Modern units address that with interlocks, compression seals at the meeting rail and better weatherstripping, but the glass package is where most of the performance sits.

Panes. Double is standard. Triple gives the best thermal and acoustic result at the cost of weight — which on a hand-operated sash is a real consideration, not just a price one.

Low-E coatings. The largest single factor. Which coating and which surface it sits on determines whether the unit is optimised to keep heat out or in, and in New York the right answer often differs by elevation.

Gas fill. Argon is the standard upgrade and the best performance per dollar available in a sealed unit. Krypton performs better in narrow cavities but costs several times more.

The three numbers to compare: U-factor for heat loss, lower being better; SHGC for solar heat admitted; and visible transmittance for daylight. Ask for whole-assembly figures rather than centre-of-glass, because code compliance uses assembly numbers and a good unit in a poor frame can still fail. See insulated glass units.

Choosing

For most New York replacement work the sensible shortlist is a clad wood unit where appearance matters and vinyl where cost per opening governs — with fiberglass in between if the budget allows and you want the seals to last.

What is the difference between a single-hung and a double-hung window?

In a single-hung only the bottom sash moves. In a double-hung both sashes slide, which allows convective ventilation and lets both sashes tilt in for cleaning.

Can you clean double-hung windows from inside?

Why open both the top and bottom sash?
