Long Island work is two things for us. Oceanfront buildings on the South Shore, where the glazing has to be rated for the exposure and the whole building is replaced at once — Surfview Towers on the Long Beach boardwalk, every opening. And custom houses in the Five Towns and along the South Shore, where we build the entire exterior envelope: windows, doors, panels, stucco, canopy, air barrier — the house on Amherst Drive in Woodmere.
Both are Nassau County, both are a short run from Staten Island via the Belt Parkway, and both involve the salt air, the wind and the flood-zone rules that change what gets specified.

Coastal Long Island is FEMA flood-zone and high-wind territory: windows below the base flood elevation, impact requirements in some zones, and corrosion-rated hardware on anything facing the ocean. Village building departments (Long Beach, Lawrence, Cedarhurst) issue their own permits. Co-ops and condos on the beachfront follow alteration agreements as in the city.
