Installation includes sealing and flashing the perimeter of the opening, because a window is only as watertight as the junction between it and the building. Where an opening needs more than that — a failed sill, damaged masonry, a detail that was wrong to begin with — see waterproofing.

The Operation Types, and What Each One Is Good At

"Operable" simply means the window opens, as opposed to a fixed lite. But how it opens changes almost everything about it — how well it seals, how much of it opens, whether it projects into the room or out over the pavement, whether it can be cleaned from inside, and whether it satisfies the code for the room it is in.

Casement — The Best Seal

Side-hinged, cranked outward. When you turn the handle the sash is drawn tight against a compression gasket, and the harder it is pulled the better it seals. That is why casements routinely outperform every other operable type on air infiltration.

The whole opening clears, which helps with egress and with ventilation. An open casement also acts as a scoop, catching air moving along the face of the building and directing it inside — genuinely useful on a sheltered elevation where a double-hung would barely register a breeze.

Where it gives ground: it projects outward, so it is wrong over a walkway, a fire escape or a narrow alley. The outer face cannot be cleaned from inside unless the hinge allows it. And the crank mechanism is a wearing part.

Awning — Ventilation in the Rain

Top-hinged, opening outward at the bottom, so the sash forms a small canopy over its own opening. That single property is the reason to specify one: an awning window can stay open in rain without water coming in.

It uses the same compression seal as a casement, so it seals well. It suits openings that are wider than tall, sits well above a door as a transom, and works high on a wall where a hinged sash swinging sideways would be awkward.

Where it gives ground: the opening angle is limited, so the clear opening is smaller than a casement of the same size — which usually rules it out for egress.

Hopper — The Below-Grade Answer

Bottom-hinged, opening inward at the top. The reverse of an awning, and it exists mainly for one situation: below-grade and basement openings, where a window that projects outward would foul the areaway wall.

Opening inward at the top also means rain runs down the outside of the glass rather than in. Compression sealed, like the other hinged types.

Where it gives ground: it intrudes into the room at head height, which is fine in a cellar and less so in a living space.

Tilt-and-Turn — Two Windows in One

The European standard, and the most versatile operation available. One handle position tilts the sash inward at the top for secure background ventilation; another turns it fully inward like a door for maximum opening, cleaning and escape.

Multi-point hardware locks the sash against the frame at several points around the perimeter, which makes the sealing and the security both very good. The tilt position is the underrated part — it lets a window be left open safely overnight or when the flat is empty, which no other single operation does as well.

Where it gives ground: the sash swings into the room, so it competes with curtains, blinds and anything on the sill. The hardware is heavy and the units cost more.

Double-Hung — Nothing Projects

Two sashes sliding vertically in the frame. Nothing projects in or out, which is why it is the default in New York rowhouses, brownstones and pre-war apartment buildings where windows face a fire escape, an alley or the street.

Opening both sashes gives you something no other type does: warm air leaves at the top while cool air enters at the bottom, driving ventilation without a breeze. Most modern units also tilt in for cleaning from inside, which matters above the second floor.

Where it gives ground: it seals by friction and by the sash lock pulling the meeting rails together, not by compression — so air infiltration is typically higher than a casement. And only half the window opens at a time.

Sliding — Wide Openings, No Projection

Horizontal sliders suit openings wider than they are tall and, like double-hung, project nowhere. Simple mechanism, easy to operate at width, and generally the cheaper option.

Pivot — For Large Panels

The sash rotates on pivots at the centre of its axis, horizontally or vertically. It handles large and heavy panels that would be unmanageable on hinges, and rotating fully lets the outer face be cleaned from inside — which is why it appears on high-rise work.

Where it gives ground: sealing is harder because the sash has to clear the frame as it rotates, and half the sash swings inward while the other half swings out, so it is rarely acceptable for egress.

Which Seals Best?

If air tightness is the priority, the order is straightforward: tilt-and-turn and casement first, both compression sealed with multi-point or cam hardware; awning and hopper close behind; then double-hung; then sliding. That is a function of how each one closes, not of quality — a well-made slider will still leak more than a well-made casement.

Choosing by Location in the Building

Most buildings want more than one operation type, and the right choice usually follows from where the opening is rather than from preference.

Bedrooms. Where an opening serves as a required means of escape, the clear openable area governs. Casement and double-hung generally satisfy it; awning and pivot frequently do not. Check before ordering, not after.

Kitchens over a counter or sink. Reach is the problem. A cranked casement or awning can be operated from across a worktop where a double-hung sash cannot be reached at all.

Bathrooms. Awning or hopper with obscure glass. Small, high, able to stay open in rain, and not overlooked.

Facing a fire escape, alley or walkway. Nothing may project into the path. That rules out casement and awning and leaves double-hung, slider or tilt-and-turn used in tilt mode.

Basement and below-grade. Hopper, for the areaway reason above. If the room is habitable, the light and ventilation calculation is usually the binding constraint.

Above a door or in a stair. An awning transom ventilates without taking usable wall area, and works high up where nothing else is reachable.

Upper floors of a high-rise. Cleaning from inside becomes the deciding factor, which favours tilt-and-turn, pivot or a tilt-in double-hung. Opening limiters are often required, and in multiple dwellings window guard rules may apply where a child ten or under resides.

Landmark and historic district frontage. The approval decides. Where the original was double-hung, a casement is unlikely to be accepted on a street elevation regardless of how much better it seals — though rear elevations often allow more latitude.

What Suits Each Part of the Region

Manhattan

Pre-war apartment buildings and brownstones dominate, most originally double-hung, and much of the stock sits in historic districts where that pattern has to be maintained on the street elevation. Height and access drive the rest: above the lower floors, tilt-in or tilt-and-turn operation is what makes cleaning possible at all. Fire escapes are common on older buildings and rule out anything that projects.

Brooklyn

The widest range of any borough. Brownstone and rowhouse districts want double-hung for both landmark and practical reasons. Post-war apartment stock through Canarsie, Mill Basin and Sheepshead Bay is largely sliders in wide openings. And the newer waterfront towers in Williamsburg, Greenpoint and Downtown Brooklyn favour tilt-and-turn for its sealing and its inward cleaning.

Queens

Detached and semi-detached housing through Bayside, Fresh Meadows, Jamaica Estates and Forest Hills gives more freedom than a party-wall building — casements are viable because there is usually somewhere for the sash to swing. Towers in Long Island City are the opposite case and go the tilt-and-turn route. Near LaGuardia the acoustic specification matters more than the operation type.

The Bronx

Pre-war apartment buildings through the Grand Concourse and Fordham, and mid-century towers in Co-op City and Riverdale. Colder winters away from the moderating water make air tightness worth more here than in the coastal boroughs, which is an argument for compression-sealed types wherever the opening allows. Where it does not — fire escapes, narrow lot lines — a well-made double-hung with a properly functioning sash lock is the realistic answer.

Staten Island

Detached post-war housing with wide openings, much of it originally aluminium sliders. Plenty of room around the building means casements and awnings are all viable, and on the East Shore and South Shore the salt exposure makes hardware specification — stainless rather than plated — as important as the operation.

Hudson Waterfront, New Jersey — Hoboken, Jersey City and Weehawken

High-rise residential with severe wind exposure off the open water. Wind pressure is the deciding factor: a compression-sealed, multi-point-locked tilt-and-turn holds its seal under pressure that will make a friction-sealed window whistle. Inward opening is also safer at height than a sash that swings out into the wind.

Newark and Essex County, New Jersey

A mix of older multi-family stock and newer development. The older buildings carry the same double-hung constraints as their New York equivalents; the newer work has more freedom and more often comes with an energy target attached, which favours the better-sealing operations.

Bergen County and Northern New Jersey

Predominantly detached housing on generous lots — Fort Lee, Englewood, Hackensack, Montclair and the surrounding towns. Exposure on all four elevations means whole-house heat loss is the issue rather than one wall, and there is usually space for a casement to swing. This is where the highest performing operations are both viable and worth paying for.
