The Landmarks Preservation Commission reviews the street-facing windows for profile, divided-lite pattern, color and material, and the rear is usually free. 165 East 64th Street is a rebuilt limestone townhouse in Lenox Hill with a complete Cortizo package; East 71st Street carries Marvin Ultimate wood double-hungs on the street and oversized in-swing aluminum door walls to the terraces at the back.
The pre-war co-op. Park, Fifth and Madison Avenue buildings have a window standard, an alteration agreement and a managing agent who wants drawings, insurance and a schedule; we prepare the package and install one apartment at a time, usually in a day. We check the designation first: the Upper East Side Historic District, the Carnegie Hill, Treadwell Farm and Henderson Place districts, and individual landmarks. For a street-facing window the Commission wants elevations, sections, the profile of the proposed window against the existing, and photographs; a replacement that matches the original in profile and divided lites is usually approved at staff level, which is faster than a public hearing. Marvin Signature Ultimate, Pella Reserve, Andersen E-Series and steel are the lines accepted most often; slim aluminum is accepted on some blocks and on rear elevations. Co-op packages, Department of Buildings filings where an opening changes, and the sidewalk shed and DOT permit for a townhouse front are prepared by us. Stocked and fabricated lines run three to twelve weeks from the approved drawings; imported European systems and factory-direct container orders three to four months. Installation on a house or an apartment runs one to a few days; a whole building is scheduled floor by floor.
