Window replacement in Manhattan

Manhattan window replacement is three jobs. The landmarked townhouse, where the Landmarks Preservation Commission reviews the street-facing windows and we replace in Marvin, Pella, Andersen or steel to match the original: the Upper West Side landmark replacement in Pella Reserve, Marvin Ultimate on East 71st Street, the Cortizo package at 165 East 64th Street. The pre-war co-op, to the building standard, one apartment at a time. And the commercial or institutional replacement: the double-hung replacement at the post office near Webster Hall, Everest divided-lite windows at 99 Claremont Avenue, Crystal windows at 1763 Amsterdam Avenue.

Noise is the other Manhattan question: a double window or laminated acoustic glass on an avenue or above a subway grate; see soundproof windows NYC. The borough overview is Manhattan windows, doors and glass; the Upper East Side has its own page.

What we replace with

Neighborhoods we serve

Uptown: Upper East Side, Upper West Side, Harlem, Hamilton Heights, Morningside Heights.

Midtown and downtown: Midtown, Chelsea, Gramercy, Greenwich Village, West Village, East Village, SoHo, Tribeca, Hudson Square, Financial District, Battery Park City, Lower East Side, Washington Heights.

Approvals and how the job runs

A street-facing window on a landmarked building is a Landmarks Preservation Commission permit; a rear window usually is not; a change to an opening files through the DOB with the architect. Co-ops and condos add the board package. A townhouse front usually needs a sidewalk shed or a pipe scaffold, which we arrange with the DOT permit. Local Law 97 sets the U-factor on larger buildings. Installation is one to a few openings per crew per day, with every opening closed and sealed the same day; occupied apartments are done in a day each.

Full-frame against insert replacement, and the four sizes of an opening, are explained on window replacement and masonry opening, rough opening, unit size; how we measure is on how we measure a window opening.

Questions People Ask

Who replaces windows in Manhattan?

Alex Glass Construction measures, supplies and installs replacement windows in Manhattan in aluminum, uPVC, clad-wood and steel, with the approvals prepared. Call 929-235-1233 or send photos of the windows.

How much does window replacement cost in Manhattan?

It depends on the number and size of openings, the material and line, the glass, and the installation conditions (scaffold, landmark filing, co-op package). We quote per opening with everything named, and the survey and quote are free.

Full-frame or insert replacement?

Full-frame removes the old frame and replaces the flashing; insert leaves it in place and fits a smaller unit inside it. Full-frame is right when the old frame leaks or rots; insert when it is sound and the budget or the building rules point that way.

How long does it take?

Three to twelve weeks from the approved order by line, longer for imported systems; installation runs one to a few openings per crew per day, with each opening closed and sealed the same day.

Do you replace windows in co-ops and condos?

Yes, to the building window standard and alteration agreement, with the insurance and drawings the board asks for.

Will the Landmarks Commission approve my replacement windows?

Usually, when the replacement matches the original in profile, divided-lite pattern, color and material; Marvin Signature Ultimate, Pella Reserve, Andersen E-Series and steel are approved regularly, and we prepare the filing with elevations and sections.

Can you replace windows in a Manhattan co-op?

Yes, to the building standard and alteration agreement, with the insurance and drawings the board requires, scheduled to the building hours and done one apartment at a time.
