Commercial Doors Overview

Commercial doors are specified around traffic volume and code compliance rather than appearance alone. A door on a retail entrance may cycle several hundred times a day, and the hardware, not the leaf, is usually what fails first.

The main decision is stile width. Narrow stile gives the most glass and the cleanest look but the least room for hardware. Medium and wide stile accept heavier locks, panic devices and closers, and hold up better under sustained use. Getting this wrong is expensive to correct later, because it means replacing the door rather than the hardware.

Code drives much of the rest. Egress doors must swing in the direction of travel, exit devices must open with a single motion, and opening force and threshold height are governed by accessibility requirements.

Where Commercial Doors Are Used

Retail and restaurant entrances, office lobbies, schools and institutional buildings, industrial and back-of-house openings, and any egress door serving an occupied space.

Volume matters more than building type. A quiet office side door and a supermarket entrance are both commercial doors, but they are not the same specification, and pricing one as the other is the most common mistake we see on bid drawings.

Installation & Waterproofing

Commercial door openings are structural. The frame has to be anchored to carry the leaf and the hardware loads over years of cycling, and out-of-plumb frames are the usual cause of doors that drag or fail to latch.

At exterior openings the frame perimeter is tied into the wall's air and water barrier, with sill pan flashing and end dams so any water reaching the threshold drains out rather than into the floor build-up. We handle both the door and that waterproofing interface.

Commercial Doors Are Specified by Cycles, Not by Looks

A residential front door opens a few times a day. A commercial entrance opens hundreds, sometimes thousands. Every component on it is chosen against that number, and specifying a door for its appearance without accounting for traffic is the most common reason we are called back.

The honest version: tell us roughly how many people go through the door in a day, and that single figure decides the stile width, the closer, the hinge or pivot type and the lock.

The Big Compliance Items

Panic hardware. Where the occupant load requires it, exit doors must open with a single motion under pressure on a bar — no key, no thumbturn, no thinking. This is determined by occupancy and it has to be confirmed early, because concealed vertical rod devices need stile depth that narrow profiles do not have.

Accessibility. There are limits on the force required to open a door, and on the height and bevel of the threshold. These pull directly against weather performance: a closer strong enough to shut the door against wind may exceed the permitted opening force. Resolving that is a specification exercise, not an adjustment on the day, and it is why exposed entrances often need a vestibule or a power operator.

Fire-rated openings. Where a door is in a rated assembly, the whole assembly is listed — door, frame, hardware and glazing together. Substituting any part voids the listing, and fire-rated glazing cannot be cut down on site. This is checked rather than assumed.

Closers: Where Most Problems Start

A closer has to do two contradictory things — let the door open easily and pull it firmly shut against wind. Undersize it and the door will not latch, which is a security failure rather than an inconvenience. Oversize it and it fails the accessible opening force.

On exposed corner sites and anywhere with a wind tunnel effect between buildings, this is the single hardest item to get right, and it is why we ask which way the entrance faces.

Access Control and Security

Electric strikes, maglocks, card readers and intercoms all have to be integrated into the door and frame, and on an all-glass leaf there is nowhere to hide them. That coordination belongs before fabrication, because holes cannot be added to tempered glass afterwards.

Maglocks also carry a life-safety requirement: they must release on power failure and on the fire alarm, with a manual release on the egress side. That is an item to confirm with the alarm contractor, not to assume.

Commercial Door Work Across the Region

These describe the kind of work each area brings rather than any specific client project.

Retail frontage — Flatbush, Coney Island Avenue, Third Avenue Sunset Park, Astoria, Cedarhurst. High-cycle entrances where medium or wide stile and a properly sized closer matter far more than the finish. Bronze anodized is close to the default here — see our storefront doors page.

Office lobbies — Midtown, Downtown Brooklyn, Long Island City. Access control integrated into frameless or narrow-stile leaves, usually with a vestibule so the closer is not fighting wind pressure directly.

Restaurants and hospitality — Astoria, the Lower East Side, Park Slope. Heavy two-way traffic at service times, doors that must not be propped, and glass weight that changes the closer and pivot specification.

Institutional — schools, healthcare, the United Nations area. Panic hardware, fire-rated assemblies and security requirements taking priority over appearance, with scheduling constrained by building operations.
