The Bronx is building: Mott Haven, Port Morris, Melrose, Morrisania and the Grand Concourse corridor have put up more new rental buildings in the last five years than in the previous thirty, and every one needs a window package that meets the energy code at a price the pro forma allows. That is our main Bronx work. The Elston at Woodycrest Avenue and West 164th Street is a 25-unit rental in Highbridge where we supplied and installed every Aluplast uPVC window in two phases as the brick went up; 1526 Sedgwick Avenue is a new residential building a few blocks away with black windows and balcony doors. We quote these packages in uPVC, thermally broken aluminum and factory-direct aluminum so the developer can see the cost of each step up.
The rest of the borough is replacement: co-ops in Riverdale, Parkchester and Co-op City with a window standard and a board; one- and two-family houses in Throggs Neck, Morris Park, Pelham Bay and Wakefield; storefronts and entrances on Fordham Road, Westchester Avenue, Third Avenue and the Hub; and the glass that goes with a renovation, showers, mirrors and railings. We reach the whole borough from Staten Island by the Cross Bronx and the Bruckner.

Co-ops have a window standard and an alteration agreement, and Riverdale, Parkchester and Co-op City boards each have their own rules, which we prepare for. The Bronx has fewer historic districts than Manhattan or Brooklyn, but the Grand Concourse, Mott Haven, Longwood, Fieldston and Riverdale have them, and a street-facing window there is a Landmarks Preservation Commission permit, which we check before quoting and file with the elevations and sections.

We supply shop drawings and test data for DOB filings through the architect of record, assemble co-op alteration packages (Riverdale, Parkchester and Co-op City boards each have their own rules), and check the Landmarks map for the Grand Concourse, Mott Haven, Longwood, Fieldston and Riverdale districts.
Stocked and fabricated lines run three to twelve weeks from the approved drawings; imported European systems and factory-direct container orders three to four months. Installation on a house or an apartment runs one to a few days; a whole building is scheduled floor by floor.

uPVC is the lowest cost per opening that meets the energy code and is what most Bronx rentals use, as at Woodycrest Avenue; thermally broken aluminum gives slimmer frames, larger sizes and better durability on balcony doors and ground floors. We quote both from the same schedule.
