Storefront Doors Overview

Storefront is a framing system as much as a door. The door sits within a grid of aluminium framing that also carries fixed glazing, transoms and sidelites, and the whole assembly is designed and installed as one thing.

It differs from curtain wall in scale and how it carries load. Storefront is generally non-structural infill up to around the second floor, set between slabs; curtain wall spans floors and carries its own wind load back to structure. Where a project sits near that boundary, the framing choice affects both cost and performance significantly.

For retail, the entrance is also the shopfront. Sightlines, glass area and finish are commercial decisions, not just technical ones, which is why narrow stile is popular even where a heavier door would last longer.

Retail Frontage Considerations

Entrances take abuse. Doors are propped open, trolleys hit them, deliveries come through them. Where budget allows we specify a heavier stile on the primary door and lighter framing elsewhere, which puts the strength where the wear actually is.

Glass choice matters at street level. Tempered is required by code at entrances, but laminated is worth considering on exposed frontages because it holds together when broken and buys time before the opening can be secured.

Installation & Waterproofing

Storefront leaks at the perimeter and at the sill, rarely in the middle of the framing. The head and jamb conditions have to tie into the wall's water-resistive barrier, and the sill needs pan flashing with end dams and a back leg.

Weep paths through the framing must stay clear. Blocked or sealed weeps are a common cause of water appearing inside a storefront that was installed correctly otherwise.

Stile Width: The First Decision

Storefront doors are described by the width of the vertical stiles, and that single choice governs how much glass you get, what hardware will fit and how long the door lasts under traffic.

Narrow stile gives the most glass and the lightest look. It is the right choice for a boutique or a showroom where the frontage is the display, and the wrong choice for a door that will be pushed several hundred times a day. There is simply less metal to carry the load and less depth to house heavy hardware.

Medium stile is the sensible default for most retail. Enough section to take a proper closer and take daily abuse, without the visual weight of a wide stile.

Wide stile is for high-traffic entrances — supermarkets, transit-adjacent frontage, buildings with genuine footfall. It also gives the depth needed for concealed vertical rod panic hardware and heavy-duty closers. It costs glass area, and on a small shopfront it can look institutional.

The mistake we are most often asked to fix is a narrow stile door on a busy entrance, where the hardware has worked loose because there was never enough metal around it.

Framing and Thermal Performance

The door sits in a framing system, and that system is a separate specification from the door itself. Non-thermal framing is a single aluminium extrusion, correct for interior work and unheated space and a poor choice on a conditioned street frontage — aluminium conducts heat readily, so a non-thermal frame is effectively a cold bridge running around your opening. Expect condensation on the interior face in winter.

Thermally broken framing separates the interior and exterior aluminium with a polyamide or poured-and-debridged barrier. It costs more and it is what a conditioned retail space should have, both for comfort and for energy code compliance.

Glazing is usually 1/4″ monolithic tempered in non-thermal work, or a 1″ insulating unit in thermally broken framing. Safety glazing is not optional at a doorway — the code requires it in doors and in the panels adjacent to them.

Hardware, Closers and Thresholds

Hardware is where storefront jobs succeed or fail, because it is what the customer touches.

Closers must be sized to the door weight and width, not chosen from a catalogue. An undersized closer will not pull the door shut against wind pressure, which on an exposed corner frontage happens constantly. Overhead concealed closers look cleaner; surface closers are easier to adjust and service.

Panic hardware is required where the occupancy demands it, and is worth confirming early because concealed vertical rod devices need stile depth the narrow profiles do not have.

Thresholds have to reconcile two requirements that pull against each other: keeping water out, and meeting accessibility limits on height and bevel. Getting this wrong is the most common source of water at a storefront entrance, and it is much easier to solve at survey than afterwards.

Pivots versus butt hinges. Offset pivots carry the door weight into the floor and head rather than hanging it off the jamb, and on a heavy or high-traffic door they outlast hinges by a wide margin.

Clear Aluminium or Bronze Anodized: The Real Difference

This is the question we get asked most, and the answer is not really about colour.

What Anodizing Actually Is

Anodizing is not a coating applied on top of the metal. It is an electrochemical process that converts the surface of the aluminium into aluminium oxide, which becomes an integral part of the substrate. That is why it cannot chip or peel the way paint can, and why the surface is far harder than the aluminium underneath — anodic film hardness is often compared to sapphire.

Clear anodized (designation A31 or A41) produces a transparent oxide layer that lets the natural silver-grey of the aluminium show through. Nothing is added; you are seeing the metal.

Bronze anodized is made by a two-step electrolytic process. After anodizing, tin metal is electrochemically deposited into the pores of the oxide layer, producing tones that run from light champagne through medium and dark bronze to black. The colour is inorganic and sits inside the oxide, which is why properly specified bronze anodizing holds its colour for decades rather than fading like an organic dye.

Class I or Class II — The Specification That Matters More Than Colour

AAMA 611 is the governing specification, and it defines two thicknesses.

Class I is 0.7 mil (18 microns) or greater. It is the high-performance finish for exterior building products in continuous outdoor exposure, more resistant to salt spray and coastal conditions, and more durable in high-traffic areas.

Class II is a minimum of 0.4 mil (10 microns). The industry describes it as a commercial finish suitable for interiors or light exterior applications receiving regularly scheduled cleaning — and storefronts are named as an example.

Here is where we differ from the catalogue answer. Class II is nominally acceptable for storefronts, but a New York City street-level entrance is not a light exterior application. It gets touched constantly, cleaned rarely, and on the coastal stretches of Brooklyn and Queens it gets salt as well. We specify Class I on street frontage and we would rather explain the cost difference up front than replace a worn finish in five years. A Class I bronze finish is tested to 3,000 hours of salt spray and to a ten-year Florida exposure with a maximum colour shift of 5.0 Delta E.

Three Things People Are Not Told About Bronze

Welds anodize differently. A welded joint takes colour differently from the parent metal, so a welded-then-anodized component will show the joint. This is why quality storefront work is mechanically fastened rather than welded where the finish is exposed.

Batch matching is difficult. Anodized colour varies between production runs in a way painted finishes do not, because the result depends on the alloy, the bath and the process. If a job may need extensions or repairs later, order the material together. A bronze door replaced three years on will rarely match its neighbours exactly.

The seal is what protects the colour. After colouring, the material is sealed hydrothermally and rinsed, and it is that step which keeps the finish stable for years. It is invisible on a sample and it is where a cheap anodizer saves money.

So Which One?

Clear reads modern and neutral, hides dust and fingerprints better, and is generally the cheaper of the two. Dark bronze reads warmer and more traditional, sits better against brick and stone, disguises wear at the push points, and is the near-default on retail frontage in the older Brooklyn and Queens commercial streets. Painted finishes to AAMA 2604 or 2605 are the alternative where a specific colour is required — those match reliably batch to batch, but they are a coating and they can chip.

Storefront Work We Have Completed

Storefront is a large part of what we do, and the specification changes noticeably from one commercial strip to the next. What follows is drawn from completed work across the city and Long Island.

Flatbush Avenue and Coney Island Avenue — Bronze Anodized, Multiple Locations

We have completed bronze anodized storefront installations at multiple locations along both corridors. These are long, continuous retail strips running through Flatbush, Midwood, Kensington and down towards Sheepshead Bay, and they set the pattern for how we approach this work.

Dark bronze is close to the default here for good reason. The building stock is largely pre-war brick and masonry, and bronze sits against it far better than clear aluminium, which can look temporary on an older facade. It also disguises wear where hands meet the door, which on this kind of frontage is constant.

Two practical points recur on these streets. Both avenues are heavily trafficked, so the work is sequenced around trading hours and the opening is never left unsecured. And because we have done several, we can order material together where an owner has more than one location — which matters, because anodized colour does not match reliably between production runs.

Ocean Avenue — Residential Building Entrance

Entrance work on an apartment building is a different problem from retail. The door is used by every resident several times a day, it has to secure the building, and it usually has to accept an intercom, an access control reader and sometimes a mail carrier lock.

That combination pushes the specification toward a wider stile with the depth to house the hardware properly, and toward offset pivots rather than hinges because the door will see a very high cycle count. Closer sizing matters more here than almost anywhere: a door that does not latch reliably is a security failure, not an inconvenience.

Astoria — Restaurant Frontage

Restaurant work brings requirements retail does not. The frontage is the advertising, so appearance carries commercial weight. Solar gain at window tables makes them unusable in summer if the glazing is wrong. Entrance doors take heavy two-way traffic at service times. And the work has to happen without closing the business for longer than agreed.

The recurring specification is thermally broken framing with insulating glass, a solar control coating where the frontage faces south or west, and hardware chosen for cycle count rather than looks. One detail worth flagging on restaurant doors: a heavier glazed unit changes the closer specification and the pivot selection, so the glass and the hardware have to be decided together.

Cedarhurst and the Five Towns — Retail

The Central Avenue retail district in Cedarhurst, and the surrounding Five Towns, is a higher-specification retail environment than the volume commercial strips — more boutique frontage, more attention to appearance, and customers who notice the finish.

Narrow and medium stile in dark bronze suits this stock, and it is the kind of work where the Class I versus Class II question is worth having properly. It is also close enough to the south shore that salt is a real factor, which is another argument for the heavier anodic coating and for stainless fasteners rather than plated.

Frederick Douglass Boulevard and Amsterdam Avenue — Manhattan

The Harlem and Upper West Side commercial corridors carry a mix that makes blanket specification impossible: ground-floor retail in pre-war residential buildings, newer mixed-use development, and restaurant frontage alongside ordinary shops.

Two things shape the work. Much of the stock sits in or adjacent to historic districts and landmarked blocks, so the frontage may be subject to approval — and where it is, the finish and profile are set by that approval rather than by preference. And working over a Manhattan sidewalk usually means a permit and sometimes a shed, which is programme and cost that belongs in the quote rather than appearing later.

The United Nations Area — Turtle Bay and Murray Hill

The blocks around First Avenue in the forties are commercial and institutional rather than conventional retail, and the requirements shift accordingly. Buildings here are more likely to want thermally broken systems with laminated glazing, access control integrated into the entrance, and hardware specified for security as much as for traffic.

Scheduling is also its own constraint. Building management, security clearance and restricted working hours are normal here, and they need to be understood before a programme is agreed.

Fifth Avenue by Prospect Park — Park Slope

The Fifth Avenue retail strip through Park Slope runs along the base of largely landmarked brownstone blocks, which makes it the most constrained of the locations here. Where the frontage falls within the Park Slope Historic District, the storefront design, the finish and the signage are subject to Landmarks review, and what goes in is what the approval permits.

We work to those approvals rather than around them. Dark bronze is generally better received than clear aluminium on a historic frontage, and traditional storefront proportions — a proper bulkhead, a defined transom, a recessed entrance — usually sit better with the review than a full-height flush glass front.
