Installation includes sealing and flashing the perimeter of the opening, because a window is only as watertight as the junction between it and the building. Where an opening needs more than that — a failed sill, damaged masonry, a detail that was wrong to begin with — see waterproofing.
Three different mechanisms get called "sliding doors", and the difference is not cosmetic — it changes how the door seals, how it feels to operate and what it costs.
The panel rolls along a track on wheels and is held against brush and fin seals. Simple, lighter and the least expensive option.
Its limitation is the same one covered on our sliding windows page: the panel has to keep moving past the frame, so it brushes rather than compresses. Brush seals are inherently leakier than compression seals, and on a door-sized opening that difference is larger than on a window because the area and the pressure are both greater.
This is the one worth understanding, because it solves the sealing problem outright.
Turning the handle through 180 degrees lifts the entire panel a few millimetres off its seals and onto its rollers. It then glides — genuinely glides, even on a very heavy panel, because the weight is on bearings and nothing is dragging. Turning the handle back lowers the panel down onto compression seals, where it sits under its own weight, sealed like a closed casement rather than a slider.
The result is a sliding door with the air tightness of a hinged one. It also means very large panels are practical, since the operating effort no longer rises with weight in the same way. This is what a high-performance sliding door is, and it is the honest answer where someone wants a big opening and good performance at the same time.
Multi-slide runs several panels on multiple tracks, stacking them to one side so a much larger proportion of the opening clears than the half a two-panel slider gives you.
Pocket systems slide the panels into a cavity built into the wall, so the opening clears completely and no glass is visible when open. It is the most dramatic and the most demanding: the pocket has to be built into the structure, it must stay dry, and the panels are difficult to reach for service once installed. It has to be designed in from the start, not added later.
The threshold is where most sliding door problems begin, and it involves a trade-off that should be made deliberately.
A standard raised threshold has a proper upstand, drainage channel and end dams. It keeps water out reliably. You step over it.
A flush threshold is level with the floor inside and out. It looks far better, it is genuinely accessible, and it is much harder to keep watertight — there is no upstand, so the defence is entirely drainage. A flush threshold on an exposed elevation needs a drained channel with real capacity, a properly formed sill pan, and somewhere for that water to go. It is achievable and it is not something to specify casually.
Our view: on a sheltered elevation, under a deep overhang, flush is fine. On an exposed elevation facing weather — a waterfront terrace, an unprotected rear elevation — we will tell you what it takes to make flush work, and if the detail cannot be built properly we will recommend the upstand instead. That conversation is much cheaper before installation.
Whichever you choose, the drainage path has to stay clear. Weeps blocked with mortar or sealant during construction are a common cause of water standing in the track.

Terraces and balconies — Long Island City, Downtown Brooklyn, the Hudson waterfront. Height means wind pressure, and wind pressure is precisely what a brush-sealed slider handles badly. This is lift-and-slide territory. Panels at height should also be laminated.
Rear extensions and garden rooms — Park Slope, Ditmas Park, Forest Hills. The classic wide-opening job, usually onto a sheltered rear garden. Multi-slide or lift-and-slide, and often the place where a flush threshold genuinely works because the elevation is protected.
Oceanfront — Deal, Long Branch, Manhattan Beach, the Rockaways. Severe wind, salt and wind-driven rain, with very large glazed openings because the view is the point. Compression sealing, stainless hardware and a threshold detail that assumes water will arrive under pressure.
Detached housing — Staten Island, Bergen County, Todt Hill. Space to swing means hinged patio doors are also viable, so the sliding decision is about the opening width rather than clearance. Where the opening is genuinely wide, multi-slide earns its cost.
Apartment replacements — citywide. Building rules, access and hoisting usually shape the programme more than the product does. Panel weight is the practical constraint: an insulated laminated panel is heavy, and getting it to a twentieth-floor terrace is part of the job.
