Proper installation is critical for optimal performance. Our licensed contractors provide:
Installation includes sealing and flashing the perimeter of the opening, because a window is only as watertight as the junction between it and the building. Where an opening needs more than that — a failed sill, damaged masonry, a detail that was wrong to begin with — see waterproofing.
"Frosted" describes an appearance, not a process, and the three ways of achieving it behave quite differently in use. The difference shows up years later, which is why it is worth choosing deliberately.
The glass surface is chemically treated, producing an even, smooth, satin finish that is part of the glass itself. It cannot scratch off, peel or wear away.
The surface stays relatively smooth, which matters more than it sounds: a smooth surface holds less dirt and cleans more easily. Acid etched glass is the right choice for anything handled — a shower screen, a door, a partition people push.
It is available on clear float, and on low-iron glass where the result should read genuinely white rather than faintly green.
Abrasive is blown at the surface under pressure, cutting a microscopically rough texture. Also permanent, and the method that allows depth and variation — patterns, graduated effects, carved logos — because the blasting can be controlled and masked.
The trade-off is the texture. A blasted surface is more open than an etched one, so it holds fingerprints and grease more readily, and on a door or a shower it will show handprints. This is solvable with an easy-clean coating applied after blasting, and it is worth specifying rather than discovering.
A vinyl film adhered to clear glass. Cheapest by a wide margin, reversible, and the right answer for a rented office or anywhere the requirement is temporary.
It is not a permanent finish. Films lift at the edges over time, particularly in wet areas and in direct sun, they can be scratched or peeled, and they age. We will supply and fit it where it suits the situation, and we will say plainly that it is not the same product as etched glass.
Obscurity is a spectrum and people frequently specify the wrong end of it.
Full obscurity passes light but no recognisable shape. A bathroom window or a WC partition wants this.
Partial obscurity hides detail but leaves form and movement visible. Right for an office partition, where the point is to soften rather than to conceal — and where full obscurity makes a room feel like a cupboard.
Banded and graduated treatments frost only part of the pane — a band at seated eye level, or a gradient. Common in meeting rooms and on glass partitions, where it also serves the safety purpose of making a large clear pane visible to someone walking towards it.
That last point is worth noting on any large area of clear glass in a circulation route: a manifestation band is a genuine safety item, not decoration.
These describe the kind of work each area brings rather than any specific client project.
Bathrooms and shower screens — citywide. Acid etched, on tempered glass because the code requires safety glazing in wet areas. Etched rather than blasted, because a shower screen gets handled and wiped constantly.
Office partitions — Tribeca, Boerum Hill, Midtown, Downtown Brooklyn. Usually banded rather than fully frosted, because the brief is normally privacy at seated level with daylight above. Low-iron substrate where the finish should be neutral rather than tinted green.
Entrance doors and sidelites — brownstone districts, apartment lobbies. Privacy at street level without losing daylight into a hallway. On a landmarked frontage the treatment may be subject to approval.
Retail and hospitality — SoHo, Williamsburg, Astoria. Blasted logos and graduated treatments, where the glass is doing a branding job as well as a privacy one.
