Windows, Doors, Storefronts and Glass in Manhattan

Manhattan is where the approvals are heaviest and the openings are most valuable. A townhouse on East 64th Street has a landmarked front and an unregulated rear, so one building gets two kinds of window. A prewar co-op on East 69th Street has a board with a window specification and an alteration agreement that takes six weeks. A facade in Harlem is a full package — windows, corner curtain wall, panels, canopy — on a building that stays occupied. A loft in SoHo wants a mirror that is also the light. We have done each of these, and the process for each is different.

Access is the other Manhattan variable: no driveway, alternate-side parking, a scaffold or a lift for anything above the second floor, freight elevator bookings in a doorman building. We plan for it; it is priced in, not discovered on the day.

Approvals and Rules in Manhattan

Manhattan has the densest concentration of landmarked buildings and historic districts in the city — the Upper East Side, Upper West Side, Greenwich Village, SoHo and Tribeca districts among them — and the Landmarks Preservation Commission reviews street-facing windows in all of them. Nearly every apartment building above a walk-up is a co-op or condo with an alteration agreement. Buildings over 25,000 square feet report under Local Law 97, and window performance goes into that file. We handle all three; see permit management and energy performance.

Questions We Get in Manhattan

Can you replace windows in a Manhattan co-op?

Yes. We prepare the alteration package the board requires, carry the insurance the building specifies, work within the building’s hours, and book the freight elevator. The Tower House on East 69th Street is a recent example.

Do you work on landmarked Manhattan townhouses?

Yes, on the Upper East Side, Upper West Side and in the Village. The street facade is matched to the original and submitted to Landmarks; the rear can be anything the owner wants.

How do you handle access in Manhattan?

Scaffold, lift, rope access or interior installation depending on the building; freight bookings and DOT permits arranged in advance. It is priced into the quote.
