Scope of Work

The same East 70th Street townhouse whose terraces received SIMPAS sliding doors has Marvin Ultimate wood double-hung windows on the street-facing rooms: replacement units, three to a room on the main floors, with the interior wood finished white behind traditional casings. Alex GC supplied and installed them.

What the Label Says

The NFRC label on one of the units is in the photographs and it is worth reading, because it is the specification. UL WD DBLHNG WD/WD is Marvin’s Ultimate wood double-hung with wood inside and out — a pine frame and sash, not a clad or aluminum unit. The glass is an 11/16-inch insulating unit: 3.1 mm Low-E3 (Cardinal 366) coated glass, an 11.5 mm argon-filled space and 3.1 mm clear inside. Rated whole-window U-factor is 0.28, solar heat gain coefficient 0.19 and visible transmittance 0.45, ENERGY STAR certified for the Northern climate zone that includes New York. The WDMA hallmark on the same label gives a design pressure of ±40 psf and water penetration test pressure of 6.06 psf on the tested size.

Why a Wood Double-Hung Here

On the street side of a townhouse in this part of Manhattan the window that belongs is a wood double-hung with proper proportions, and a painted interior that takes the same trim as the room. The Ultimate is Marvin’s top wood line and the double-hung version tilts for cleaning, which on the upper floors of a townhouse is the difference between clean glass and not. The 0.19 solar heat gain is low for a residential window and suits rooms that get direct sun off the street.

Installation

The units were set with the room at drywall stage. The photographs show them cased in a flat white casing with a deep stool, the manufacturer’s protective film and labels still in place, and one unit seen from the scaffold side with the exterior work still under way. Warranty registration is by the QR label on each unit.
