Marvin in Manhattan: what the borough asks for

Most Marvin work in Manhattan is a townhouse, and most townhouses on the Upper East Side, the Upper West Side and in the Village are landmarked. The Landmarks Preservation Commission looks at the window from the street: the profile, the meeting rail, the divided-lite pattern and the color. Marvin Signature Ultimate is built to order in wood with aluminum cladding, with simulated or authentic divided lites in any pattern, which is why it is approved regularly on these blocks. East 71st Street is the example: Marvin Ultimate wood double-hungs on the street rooms of a rebuilt townhouse, Low-E3 argon glass at a U-factor of 0.28, with black aluminum door walls on the terraces at the rear where nobody from the street can see them.

The second market is the pre-war co-op, where the building has a window standard and an alteration agreement and the board wants drawings, insurance and a schedule. Ultimate or Elevate double-hungs in the building’s color, installed one apartment at a time. The third is the penthouse or the rear extension: Marvin terrace doors and French doors, as at 205 East 69th Street, where a Marvin outswing door was flashed into the brick beside custom steel windows.

Which Marvin line for which Manhattan building

How a Manhattan Marvin job runs

  1. Survey of every opening, with a look at the facade and whether the building is landmarked or the co-op has a window standard.
  2. Quote per opening naming the line, glass, divided lites, finish and hardware, usually with a second line priced alongside.
  3. Approvals: the LPC filing, the co-op package or the town permit, with elevations and sections; see design, planning and drawings.
  4. Order and installation: six to twelve weeks by line; our crews install floor by floor, flashed and sealed, with the old frames out or wrapped as the approval requires.

Townhouse fronts usually need a sidewalk shed or a pipe scaffold, which we arrange; co-ops are scheduled to the building’s rules. For the rest of what we do in the borough see Manhattan windows, doors and glass and Upper East Side townhouse windows.
