Installation includes sealing and flashing the perimeter of the opening, because a window is only as watertight as the junction between it and the building. Where an opening needs more than that — a failed sill, damaged masonry, a detail that was wrong to begin with — see waterproofing.

A Steam Enclosure Is Not a Shower Enclosure

This distinction causes more problems than anything else in wet-area glazing, and it is worth being blunt about.

A shower enclosure is designed to contain spray and let the rest drain back inside. It is open at the top on purpose. Water falls, so an open top costs nothing.

Steam rises. An enclosure open at the top does not contain steam at all — it channels it straight into the rest of the bathroom, where it condenses on the ceiling, the walls and the joinery. A steam room has to be sealed at the top, which means a full-height enclosure with a transom panel above the door and vapour-tight junctions all round.

Fitting a standard shower enclosure and then installing a steam generator is the single most common mistake we are called to correct, and correcting it usually means new glass rather than an adjustment.

Why It Still Needs to Vent

A sealed enclosure with no way to release steam is unpleasant and slow to clear afterwards. So the arrangement is sealed during use and ventable after it.

That is usually an operable transom — a hinged vent panel above the door, kept shut during the session and opened afterwards to let the enclosure dry. On a larger installation it can be motorised and tied to the generator controls.

Mechanical extraction belongs outside the enclosure, in the bathroom, to deal with what escapes when the door opens. Extracting from inside a steam room while it is running simply pulls the steam out as fast as the generator makes it.

Condensation Management

Steam condenses on every surface, and that water has to go somewhere deliberate.

The ceiling should slope — even slightly — so condensate runs to a wall and down rather than collecting and dripping on whoever is underneath. This is a construction detail rather than a glass one, and it is frequently missed.

The glass ceiling panel, where the enclosure is glazed overhead, has the same requirement and has to be supported for the weight of standing water as well as its own.

Every junction has to be vapour tight. Steam finds gaps that water never would, and once vapour is inside a wall build-up it condenses in the structure. The waterproofing behind the tile matters more in a steam room than anywhere else in a house.

Glass, Hardware and Heat

Glass is tempered, as in any wet area. The temperature cycling is more severe than a shower — an enclosure goes from ambient to steam temperature and back repeatedly — so hardware wants stainless throughout, and plated components will corrode.

Doors need full-length seals rather than the partial seals a shower door uses, and they should open outward. A door that can only open inward is a hazard in an enclosure where someone may become lightheaded.

Notching for hinges, handles and the transom hardware is done before tempering, as always.

Where Steam Enclosures Come Up

High-end residential — Upper East Side, Dyker Heights, Todt Hill, Alpine, Deal. Master bathrooms where a steam function is part of the brief. The critical conversation is early: the enclosure, the generator, the ceiling fall and the ventilation have to be designed together, not assembled from separate decisions.

Renovation retrofits — citywide. Where a generator is being added to an existing bathroom. Frequently the existing enclosure cannot be converted and the honest answer is new glass, which is better said before the generator is bought.

Gyms, spas and hospitality — Manhattan and citywide. Commercial use means continuous operation rather than occasional, so hardware specification and ventilation capacity both step up.
