Scope of Work

We supplied and installed custom aluminum window systems across several buildings on this Lakewood site, together with commercial entrance doors and the waterproofing of the openings.

The work covered new construction and replacement in existing buildings on the same campus, which meant more than one window type and more than one approach. Every opening was surveyed and the units fabricated to the surveyed dimensions rather than ordered to catalogue sizes.

The Round Window

The feature of the front elevation is a six-foot diameter round window. A circular opening of that size is fabrication work rather than supply — it cannot be ordered from a size chart, the frame is built to the radius, and the glass is cut to a template taken from the opening itself.

The interior photographs below show it set out in the timber framing before cladding, which is the stage at which a circle either lines up with the structure or does not.

Tall Narrow Window Bays

The repeating tall narrow lites give the elevations their rhythm. Windows in this proportion put most of their height into a single vertical run, so sightline consistency across a long elevation is what the eye picks up — and that comes from surveying each opening rather than assuming they match.

Commercial Entrance Doors

Aluminum commercial entrance doors with transoms above, in a dark finish to match the window programme. Doors at this kind of building take heavy two-way traffic at set times of day, so the closer and pivot specification was set against cycle count rather than appearance.

Waterproofing

Waterproofing of the openings was part of our scope rather than someone else's. The perimeter is where a window installation succeeds or fails: head and jamb flashing lapped so every overlap sheds outward, sill pans with end dams, and perimeter joints sized for the movement the frames actually see through the year.

Lakewood sits in Ocean County, and we work throughout the surrounding area — Toms River, Brick, Jackson, Howell, Manchester and Point Pleasant in Ocean County, and across the Monmouth County line to Freehold, Long Branch, Deal and the Shore.

Institutional and community buildings here tend to bring the same combination this project did: custom sizes that cannot be bought off a chart, a feature opening that has to be fabricated, commercial entrance doors rated for real traffic, and waterproofing that has to be right because nobody wants to reopen a finished facade.
