Brooklyn is four different window jobs. The brownstone and rowhouse belt — Park Slope, Carroll Gardens, Cobble Hill, Fort Greene, Bed-Stuy, Crown Heights — is punched openings in masonry, often inside a historic district where the Landmarks Preservation Commission governs the replacement. The southern belt — Sheepshead Bay, Gravesend, Manhattan Beach, Midwood, Bensonhurst — is detached and semi-detached houses being rebuilt or upgraded, where the owner picks the system. The new-construction belt — Williamsburg, Bushwick, Gowanus, Prospect Lefferts Gardens, Flatbush — is whole-building packages for developers. And the co-op and condo stock everywhere in between has a board, an alteration agreement and a house standard for the window.

In a historic district the LPC will generally want the replacement to match the configuration, sightlines and muntin pattern of the original in a material it accepts for that facade; on a brownstone that usually means a double-hung or a divided-lite casement in wood-clad, aluminium with a true divided-lite look, or steel where the original was steel. We survey the existing windows, draw the replacement against them and prepare the submission. Rear elevations outside the street view are treated more freely, which is where many owners put the large tilt-and-turns and sliding doors. Openings in a 130-year-old brownstone are never square, so every unit is made to the surveyed opening.
A Brooklyn co-op window job starts with the alteration agreement and the building’s window standard: the approved manufacturer or performance level, the colour, the configuration, and the insurance and scheduling requirements. We handle the paperwork the board wants — specification, insurance certificates, method statement — and install unit by unit around occupied apartments. Owners rebuilding in Sheepshead Bay, Gravesend, Manhattan Beach and Midwood choose the system: slim black aluminium tilt-and-turns (Reynaers, Cortizo, Alutech), wood-clad (Pella, Marvin), or vinyl where the budget leads. For developers we take the window schedule from the architect’s drawings to shop drawings, fabricate, and install to the construction schedule, with storefront, curtain wall, railings and cladding from the same crew where the building needs them. The Bushwick, Williamsburg, Lefferts and Flatbush projects above are that kind of job.
Site survey and photographs; a proposal with the system, glass and finish; measurements of every opening (not a catalogue size); LPC or co-op paperwork where it applies; fabrication, typically four to ten weeks depending on the system; installation with the perimeter flashed and sealed properly — the detail our punched-window page explains, and the one that decides whether a Brooklyn masonry opening leaks. Permits: like-for-like replacement is generally a minor alteration; enlarging an opening is not, and we tell you which you have.
If the building is in a historic district or individually landmarked, yes for the street-facing windows, and in most cases for the rear as well. The LPC wants the replacement to match the original configuration and sightlines; we prepare the submission.
