Scope of Work

343 Hoyt Street is an 1899 rowhouse in the Carroll Gardens Historic District, a few blocks from the Gowanus Canal, and the whole house was taken through a full renovation. Alex GC supplied and installed every window and exterior door on Pella: double-hung windows in the original segmental-arch openings on the street and rear facades, a glass terrace door at the roof, and sliding doors at the garden and parlor levels at the back, all in a black exterior finish with a light interior.

Windows in a Historic District

Because the house sits in a designated historic district, the street-facing windows are reviewed by the Landmarks Preservation Commission, and what the Commission looks for on a rowhouse like this is a window that reads like the original: a double-hung with the sash proportions of the 1899 units, sitting in the existing masonry opening on the existing bluestone sill. The Pella double-hungs do that. The arch is handled with a flat head and a black-clad infill above the frame that follows the curve of the brick, so the arched opening keeps its shape from the street.

The Rear: Sliding Doors and a Terrace Door

The back of the house is where the renovation opened things up. A four-panel sliding door fills the garden-level opening under a new steel canopy, and a second wide slider above it opens the parlor floor onto a terrace. Both sliders carry insect screens, which on a Brooklyn garden facing west is not an option but a requirement from June to September. At the top of the house a full-lite terrace door in the same black finish gives onto the roof, next to a matching double-hung under the corbelled brick cornice.

Installation

The openings were cleaned back to sound masonry before the units went in. Inside, the photographs show the stage before trim: frames foamed and taped into the opening and the interior finish of the windows in a light tone against the black exterior. The interior reveals and casings are the general contractor’s; the weather line at every opening is ours.
