Two New Services We Can Arrange

Some glass cannot be reached from inside the building or from a ladder: a penthouse set back above a cornice, a curtain wall over a sidewalk, a skylight or glass roof, windows facing a light well or a neighboring roof. Owners and managers of buildings like these often ask us who can clean the glass, and who can look at the sealant, once our installation is finished.

Window Cleaning Where Access Is Difficult

Glass that is never cleaned does not only look bad. Dirt, bird droppings and the run-off from masonry and metal sit on the surface, and over the years mineral deposits can etch into the glass so that ordinary cleaning no longer removes them. Regular cleaning is the cheapest way to keep glass clear for its whole life.

The difficulty on many buildings is getting to the glass safely. That is specialist work, with its own equipment and training, and it is why we arrange it through a partner whose business is access. Sealant Inspection and Silicone Reapplication

Every window, storefront and curtain wall depends on a line of sealant between the frame and the building, and often between glass and frame. Silicone lasts a long time, but not forever. Sun, heat and cold, and the movement of the building work on it year after year. The usual signs of a joint at the end of its life are:

A failed joint lets water into the wall, where the damage is hidden until it is expensive. The joints most likely to be neglected are the ones nobody can reach, so nobody looks at them.

An inspection finds these joints before they leak. Where the sealant has failed, the old material is cut out, the joint is cleaned and prepared, and new silicone is applied. Laying new sealant over old, failed sealant does not last, which is why removal and preparation matter as much as the new bead. More on sealants on our silicone sealant and waterproofing pages.

Can you clean windows that cannot be reached from inside or from a ladder?

Yes. Through our partnership with access specialists we can arrange cleaning of glass in hard-to-access areas such as setback penthouses, curtain walls, skylights and windows over light wells.

How do I know if the silicone around my windows needs to be replaced?

Look for sealant that has pulled away from one side of the joint, cracks along the joint, hard or chalky sealant, gaps at corners, or water stains inside after wind-driven rain. An inspection confirms which joints have failed.

Can new silicone be applied over the old sealant?

It should not be. New sealant over failed sealant does not bond well and does not last. The old material is cut out and the joint is cleaned and prepared before new silicone is applied.

Do you only service glass that Alex GC installed?

No. We can arrange cleaning and sealant inspection for glazing installed by others.
